How do you address safety issues?
A:
Every home has a monitored fire and security system that includes smoke, heat, and CO2 detectors and fire sprinklers. The monitoring fee is included in your maintenance fee.

Q:
What separates me from my neighbor?
A:
Each home is separated from the adjoining home by 18" of dense material - an eight inch block wall filled with pearlite, and on each side of the wall with 4" of insulation and drywall in finished areas.

Q:
What does the maintenance fee cover & what is it based on?
A:
a) It covers the exterior maintenance of the home, the common area maintenance and utilities including electric and water, street maintenance and lighting, snow plowing and salting of streets, snow removal and ice-melt on driveways, snow shoveling and ice-melt for each home's walk to the front door, changing of exterior light bulbs on garage doors of all homes, landscaping, gutter cleanout, central station monitoring of the security systems (including burglar alarm, smoke, carbon monoxide, and fire sprinklers), lawn maintenance and sprinklers, maintenance of the roof, siding, decks and patios, insurance on the exterior of the structural portion of the building, liability insurance, association and administrative expenses, and a reserve fund for future capital expenses.

b) The fee is currently $1.91 per square foot of living space per year. For example, a 2,200 sq. ft. home would pay $350.17 per month.

Can we customize the home?
A:
Yes. The Villas of Orange has over nine floor plans and countless custom options. Satisfaction is assured. We will make any reasonable custom change prior to beginning construction.

Q:
What are the Real Estate Taxes?
A:
For a $395,000.00 Unit, Orange's real estate tax of 2.10% is estimated to be $8295.00 annually.

What is the school district?
A:
Award winning Orange School District.

Q:
How many homes will there be?
A:
Approximately 85.

Q:
Can I have dogs and/or cats?
A:
Yes.

Q:
Can I put an invisible fence up?
A:
No. The land is owned in common with the other homeowners. There will be areas designated for walking your pet.

Q:
How long will it be until all of the Units are built and sold?
A:
We estimate the build-out period to be 1-2 years.

Q:
Can I use my own flooring contractor, cabinetmaker, etc.?
A:
We prefer that you do not do so, however, we will consider each request on a case-by-case basis.

Q:
What do I maintain and insure?
A:
The interior of the Unit, the windows, driveway, and walks. You need to purchase Condominium Home Owners Insurance.

Q:
Who picks up the rubbish and is there a fee?
A:
a) The Village of Orange picks up the rubbish.

b) There is no fee at this time.

Q:
Can I work on my auto?
A:
Only minor work and it must be in your garage.

Q:
Can I have a hot tub, deck, screened porch or satellite?
A:
Yes, but subject to Condo and Village restrictions.

Q:
Where do my guests park?
A:
Designated parking areas, the main road, and your driveway.

Q:
Can homeowners park their auto in the road overnight?
A:
No. All overnight parking must be at a homeowner's unit.

Q:
Can I put up my own Satellite Dish?
A:
Yes, but only in limited areas and advance permission from the Association must be obtained.

Q:
Can I have a garden, plant flowers, or add more shrubs?
A:
Yes. A garden and flowers can be planted but only next to the unit in the limited common area. Additional shrubs and trees can be planted at a homeowner's expense so long as they conform to the master plan.

Q:
Can I have a screened in porch?
A:
Yes, but proper permits and board approval must be obtained.

Q:
Can I rent out my unit?
A:
Yes, under limited circumstances.
